Whether you're here to ski, hike, fish, soak in the hot springs, or simply relax in the mountains, Alpine Unit A offers the perfect home base for your adventure. One of the best parts of staying here is the location. The San Juan River is just down the road and offers incredible fly fishing, scenic river walks, and breathtaking mountain views. The surrounding area is filled with beautiful hiking trails, wildlife, and fresh mountain air. In the winter, enjoy easy access to Wolf Creek Ski Resort, known for receiving more snowfall than any ski resort in Colorado. In the summer, spend your days hiking, fishing, kayaking, paddleboarding, or exploring everything Pagosa Springs has to offer. Please inquire first before bringing pets. NEIGHBORHOOD RULES: Important guest rules for the San Juan River Villa (SRJV). The rules represent here are the most common areas of confusion for short term guests: DO NOT TRESPASS SJRV is not a public recreation area. It is a private neighborhood with mostly full time residents. Lots, fields, and empty land you see are private property. PONDS AND PICNIC AREA Follow ALL posted rules. Do not dismiss the posted rules. Fishing in the SJRV ponds are for property owners only. NO ATVs Guests are NOT allowed to operate ATV/UTVs in the neighborhood. Do not be confused by residents operating ATVs who are allowed at no greater than 5MPH. NIGHT AND NOISE Outdoor lights off and noise down past 9pm. DRIVE VERY SLOW The Speed Limit is 5MPH. This helps with the dust, safety and noise. Being reported for breaking neighborhood rules may lead to a financial penalty. GENERAL Check-in after 4:00 PM and check-out by 11:00 AM (unless otherwise arranged). No parties or events are permitted. Quiet hours: 10:00 PM – 8:00 AM. No unauthorized overnight guests. Only the number of guests listed in the reservation are allowed to stay overnight. No smoking or vaping inside the home. Smoking is permitted only outdoors and away from doors and windows. No illegal substances or activities at any time. PETS Pets are welcome only if approved in advance and with payment of the listed pet fee. Please keep pets off furniture and beds. Guests must clean up after their pets indoors and outdoors. KITCHEN & HOME CARE Please treat the home as you would your own. Wash dishes or load the dishwasher before checkout. Do not move or rearrange furniture. Report any damages or maintenance issues promptly so we can address them quickly. SAFETY & SECURITY For your safety, do not disable or cover smoke detectors or exterior cameras. Lock doors and windows when leaving the property. Follow all posted safety signage for fire pits, pools, docks, and outdoor areas. CHECKOUT REMINDER Place used towels in the bathroom or laundry area. Remove all trash to outdoor bins. Verify that personal items are packed before departure. FEES & DAMAGES A $1,500 fee will apply for violation of any house rule (including unauthorized guests, smoking indoors, or tampering with safety devices). Excessive cleaning will result in a $500 fee. This includes, but is not limited to: Stains on furniture, rugs, or bedding. Trash left throughout the home or yard. Dirty dishes left unwashed. Spills or food left on floors, counters, or furniture. Pet waste not cleaned up. Glitter, confetti, or wax residue. Any condition requiring professional cleaning or odor removal.

Stocked Supplies: At this time, we do not provide shampoo or body wash. Hand soap, dish soap, dishwasher pods, and laundry detergent are also not included. We recommend bringing these items along to ensure you have everything you need for a comfortable stay. Pet Policy: We happily welcome one well-behaved dog to join you on your stay! Cats are not permitted. A non-refundable $125 pet fee will be charged—just include your pup in the guest count when booking, and the fee will be added automatically. Please note: pets are not allowed on any furniture. If excessive pet hair or evidence of pets on furniture is found, a $250 cleaning fee will be charged to the card used for your reservation.
